Within this category, there are three distinct types: 5S, 5I, and 5A. Each type has unique features and layouts that cater to different needs and preferences.

5-Room Model A (5A)

The 5-room Model A (5A) flats are among the largest HDB flats, typically sized between 110 sqm (1,184 sqft) and 135 sqm (1,453 sqft). Built primarily in the 1980s and 1990s, these flats often feature a long corridor in the living area, three bedrooms, two bathrooms, and separate living and dining areas. The spacious layout makes them ideal for larger families who need more room for activities and storage.

5A units are larger units that can reach a maximum size of 135 square meters or 1,453 square feet. These units are typically located in mature estates such as Bishan and Ang Mo Kio respectively. A large number of people are interested in purchasing these apartments because of their size and the amenities that are offered in these mature estates.

5-Room Improved (5I)

Introduced in the late 1990s to early 2000s, the 5-room Improved (5I) flats generally range from 110 sqm (1,184 sqft) to 125 sqm (1,345 sqft). These flats feature a more modern layout compared to the 5A units, often with larger living spaces and without the long corridor present in 5A units. This design provides a more open and airy feel, which is preferred by many modern families.

In addition to being present in other regions such as Bishan, Boon Lay, Ang Mo Kio, and Hougang, 5I flats may be found in towns such as Punggol and Sengkang, which were created in the 2000s. These apartments are a well-liked option for families that are searching for contemporary living spaces since they provide a balance between the size of the apartment and the modern facilities that it offers.

5-Room Standard (5S)

The 5-room Standard (5S) flats are slightly smaller, usually around 105 sqm (1,130 sqft) to 120 sqm (1,300 sqft). Designed to bridge the gap between 4-room and 5-room flats, these units typically have a different layout than the 5A and 5I flats, possibly featuring a balcony or a larger service yard. Some 5S flats date back to the 1970s and 1980s, making them a bit older but still functional for modern living.

It is possible to find 5S flats in neighborhoods such as Ghim Moh, Crawford Lane, and Pandan Gardens. These flats are more dispersed and less prevalent than the other types of flats, with some falling into the category of being older. For families that are searching for a five-room apartment but do not want to pay the higher price tag that comes with the more recent 5I and 5A units, these flats provide a significantly more economical option.

Location and Price Point

The prices of these 5-room flats can vary significantly based on location, remaining lease, and flat condition. For instance, 5A units in mature estates like Bishan can go for S$600,000 and above, whereas a 5I in a non-mature estate like Punggol might be priced at S$450,000. The location and size of the flat play a crucial role in determining its market value.

Affordability and Government Grants

HDB flats, including the 5-room units, are lauded for their affordability, especially when compared to private housing. The government continuously offers grants to Singaporean buyers, making these flats an attractive option for many families. However, as land scarcity continues to be a perennial problem in Singapore, the affordability of these units may be challenged, and the size of the units may shrink compared to the 5-rooms of the past.
